Additional days prorated from base rate

Rates are based on double-occupancy in each bedroom and are subject to change. A deposit of 50% is required to confirm your reservation at the time of booking. Balance is due 8 weeks prior to date of occupancy. 8% US Virgin Island tax is additional.
A $500 refundable security deposit is also required at the time of your final payment, 8 weeks prior to arrival. This will be returned to you within four weeks of your departure.

 Cancellation Policy:

Payments are non-refundable unless the agent or owner re-rents the villa during   the period reserved. If the villa is re-rented, a handling charge of 20% of the total balance, plus any difference incurred if a replacement rental must be discounted, will be deducted. We highly recommend that you purchase travelers insurance for all dates of travel, but especially when traveling during hurricane season, July-October.

Jeep Rental:
A vehicle is necessary and a 4 wheel drive is highly recommended  to take full advantage of all areas of the island. Rental is approximately $360 for one week.

Due to the booming economy there is a lot of building on St. John (including in the neighborhood of the Villa) so we apologize if any construction activities (traffic, noise) disturbs your well-deserved vacation (the good news is that construction work, such that it is, on St. John usually stops around 3 PM).
