Andante by the Sea villa in St. John, U.S. Virgin Islands is an owner-managed vacation rental run by Rich and Marilyn Johnson. They firmly believe in speaking to everyone interested in renting Andante by the Sea before making a booking. Once you are on St. John, you will be greeted by their hand-selected on-island property managers, but you'll have spoken long before then. They will be available to assist you with your travel arrangements before and upon your arrival, where they will meet you and accompany you to Andante. Throughout your stay, they will be there to help make your vacation truly unforgettable.
Staying at Andante
Check-in & Check-out Intervals
Booking intervals are Saturday to Saturday. Minimum stay of seven days.
Check-in time is 4 p.m. We cannot accommodate earlier check-ins.*
Check-out time is 10 a.m. We cannot accommodate later check-outs.*

Extended Stays & Shorter Stays
Extended Stays* that are not multiples of seven (7) days must either begin or end on Saturday, unless limited by availability.

Shorter Stays* of 5-6 days are possible when availability is limited. Stays of a minimum of six days, that are not limited by availability, may be possible at owner's discretion with an additional administrative fee of $400 off-season / $550 peak season.

Weekly rentals preferred. Restrictions apply to nightly rentals*. Returning guests may apply their 5% discount unless otherwise stated. Please contact us for details.​​​

Occupancy
Maximum Occupancy* is 6 adult guests.
​Occupancy over six (6) guests is allowable at owner's discretion. Additional rate of $50 per person per night applies. Fold-away twin sized bed rental fee $100.
Double Occupancy is what Andante's rates are based on. For example, if two (2) guests would like to occupy two (2) bedrooms, then the 3-4 guests, 2-bedroom rate level applies. If three (3) guests would like to occupy three (3) bedrooms, then the rate is at the 5-6 guests or 3-bedroom rate level.
Payments & Fees
Non-Refundable Confirmation Fee
A non-refundable $500 confirmation fee is required at the time of booking to secure and hold your reservation. This will be credited towards the first payment, which is 50% of the rental fee, and is due within a week of receiving your rental agreement documents. The balance (second half of the rental amount, plus 12.5% USVI hotel tax) is due 8 weeks prior to arrival.

Damage Waiver Fee
A non-refundable $75 damage waiver fee is due 8 weeks prior to arrival and paid by credit card. This fee is in lieu of a damage deposit and covers accidental villa damage of up to $500, as long as the damage is reported to either the owners or property managers prior to the guest’s final departure; the damage is not preventable, malicious, or due to negligence. Please refer to our rental agreement for details. This fee does not cover guest property and guests are strongly advised to purchase a comprehensive trip cancellation insurance such as the type found when readily available when searched online.
House Cleaning Fee = $250
Discounts
Returning Guest Discounts*
We want our home-away-from-home to be yours too. That's why we offer our returning guests 5% off their next booking. Returning guests can also earn an additional 5% off their next stay when they refer a friend who books Andante by the Sea.
*Discounts cannot be combined with other promotions (such as last minute discounts) except where indicated. Returning Guest Discounts are not valid for holiday weeks such as. Thanksgiving, Christmas, New Year’s, President’s Week (February Break), or Spring Break unless otherwise indicated.

These services are all available to be arranged through our on-island property managers. You can also find more information about the island and these services on our website under THINGS TO DO. Snorkeling and hiking are both available from Andante. We highly recommend provisioning services if the last thing you want to worry about when you get to your home away from home is groceries. It's a perk that takes a lot of stress away.
Car Rentals
We can also help arrange your car rental. A vehicle is necessary, and a 4-wheel drive vehicle is highly recommended. It is certainly needed to take full advantage of all areas of the island, but it is also something we'd suggest for easily accessing Andante.
Weekly rental costs for a standard 4-door 4WD vehicle on St. John typically range from $570 to $700 during the off-season and $630 to $960 during the peak season. (as of 3/2026)
Housecleaning Service
A midweek housecleaning service is Included with extended stays of over 14 days. It is also included during the Holiday Season booking weeks.

If you are interested in adding on a midweek cleaning for shorter stays, please contact us. This is available at our guests' convenience for an additional fee of $75 per 3 hours of house cleaning.
Cancellation Policy
The initial reservation fee of $500 is non-refundable under any circumstances. All other rental charges (except hotel occupancy taxes) are non-refundable unless the owner or owner’s agent is able to re-rent the villa during the period reserved. In the event the villa can be re-rented, a handling charge equal to 20% of the total rental fee will be deducted. In addition, all other fees incurred in rebooking the villa, including but not limited to discounts that must be offered or commissions paid, will be deducted from the refunded amount.

In the event of very severe weather which results in the need for evacuation of homes in the immediate area as deemed necessary by municipal authorities, our property managers will make every effort to find alternate safe accommodations, or to arrange for evacuation, whichever is appropriate and allowed by law. If the villa is rendered uninhabitable by an act of God, we will make every effort to reschedule or reimburse the guest’s stay.
We cannot be responsible for airline changes, cancellations, acts of terrorism, global peril or personal emergencies, and no refunds or adjustments can be offered in these or any other events. We, and our property managers, will work diligently to re-rent the villa in the event you must cancel so that you may receive a partial refund or credit towards a future stay. The safest, most affordable way to guard against any eventuality, and to ensure that you will obtain a full refund quickly, is to purchase trip cancellation insurance.
The 2017 hurricanes made the importance of trip cancellation insurance crystal clear. The coronavirus pandemic of 2020 further underscored its necessity. Over the past two decades, we have diligently worked and taken immense pride in maintaining our villa’s affordability. As a small, family-run vacation home, we stayed committed to keeping rental costs accessible to our guests. We kindly request that our guests take responsibility for purchasing trip cancellation insurance. We strongly advise you to consider purchasing trip cancellation insurance not only during hurricane season, but at any time of the year.

Our experience has been that the most frequent causes for cancellation have not been weather related, but rather crises personal to our guests. We are not requiring trip cancellation insurance, but we are notifying guests that we will adhere to our established cancellation policy for all rentals.
